If you live in New Suburb Beautiful, your default evening walk probably still ends somewhere between Swann and Bay to Bay on South Howard Avenue. The blocks look the same from a car. The doors do not. In the ninety days between May and August 2026, three long-running tenants closed or rebranded, a fourth building that had sat dark for years finally reopened, and the same two hospitality groups quietly picked up most of the leases. The map you learned during the Daily Eats era is worth redrawing before Labor Day.
The Six Doors That Changed
Rather than walk the strip in geographic order, it helps to see the turnover grouped by who is actually operating each address now.
Disser Hospitality (also runs Sunset Rodeo)
- 410 S Howard Ave — SoHo Saloon closed after fourteen years. The replacement is Good Luck Chuck's, a retro bar built around a stronger music program in the same footprint, per Tampa Bay Times coverage of the buildout.
- 301 S Howard Ave — Howard & Platt opened Thursday, July 23 inside the long-vacant TC Choy's building at the corner of Howard and Platt. The menu runs from sushi and crispy rice through smashburgers, steaks, snapper, and shareables, with a separate brunch program.
Ciccio Restaurant Group
- 901 S Howard Ave — Daily Eats, a twenty-year SoHo brunch fixture, closed on June 15 and is reopening in the same space as Meeting House. The rebrand keeps the location and ownership but resets the concept.
New arrivals from outside the current SoHo operator bench
- Former Fresh Kitchen site on S Howard — Joe & The Juice is redeveloping the parcel as its first Tampa location, currently working through rezoning. Tampa Bay Business & Wealth reported that parking, not concept, is the central issue in the approval, because the lot is small enough to constrain on-site capacity the same way it did for the previous tenant.
- 1719 W Kennedy Blvd — Fresh Kitchen itself is rebuilding a mile and a half north in the former Ducky's Sports Lounge space. At more than 4,000 square feet, Patch reported it will be the chain's largest location, replacing the original South Howard flagship that burned in July 2024.
Grouped that way, the pattern is easier to see. Two Tampa operators own most of what changed hands, one national concept slotted into a site that was already going to turn over, and one legacy brand chose to leave the strip entirely rather than rebuild on it.
Why the Same Names Keep Appearing on New Leases
The interesting number here is not how many restaurants opened. It is how few operators are behind them. Disser Hospitality now runs three concepts within a five-minute walk of each other on South Howard: Sunset Rodeo, Good Luck Chuck's in the old Saloon shell, and Howard & Platt in the TC Choy's building that had been dark for years. Ciccio's Meeting House rebrand keeps the group's presence at the 900 block. That is a lot of consolidation on a corridor that used to trade in one-off independent bars.
For a resident, the practical effect is that the strip's operating hours, service standards, and reservation systems are converging. You can call one of two groups and get a table at three different rooms. The character of the block, which used to be defined by which specific bar was busy on which night, is being defined by which operator you happen to know.
There is a second-order effect worth watching. When Soho Saloon closed, the announcement mentioned an unspecified change coming to the Deck Pizza / Side Piece space at 2202 W Platt, also from Disser, per WhatNow Tampa's reporting. If that fourth concept lands this fall, one hospitality group will control roughly a quarter of the corner-lot dining rooms inside the NSB walking radius. That is worth knowing before you assume a "new spot" is genuinely a new operator.
The Parking Asterisk
The Joe & The Juice item is the one detail on this list that could still slip. The concept has been announced, the site has been chosen, and the rezoning is moving. What is not settled is parking. The former Fresh Kitchen parcel was undersized when Fresh Kitchen operated it, and the rezoning for the new tenant hinges on the same issue. If you have watched South Howard long enough, you know that "parking" is the single most common reason a stated opening date slides by two quarters. Treat any timeline you hear for that address as a rough estimate until the approvals close.
What Thickened Just North of Your Walk
If you draw a half-mile circle around most NSB addresses, the northern arc of that circle now catches a lot more than it did last summer.
Ralph Lauren opened at 1609 W Snow Ave on July 28, 2026, next to Buddy Brew and beside J. McLaughlin. It is a 2,300-square-foot boutique, the only full-line Ralph Lauren store in the Tampa Bay area, and it took over a space that had been vacant for more than a year after the old Wine Exchange closed. That opening is less interesting on its own than in the context of what else has shifted at Hyde Park Village. The current tenant directory now includes Ralph Lauren, LoveShackFancy (opened this summer as the brand's first Tampa Bay boutique per WS Development's announcement), Rifle Paper Co., Hill House Home, Rag & Bone, Reformation, FRAME, and SHACK Yoga + Sculpt. The 2022 directory listed Wine Exchange, Goody Goody, Pottery Barn, Paper Source, Verizon, vineyard vines, and Zadig & Voltaire. If you have not walked through the Village since 2023, you are essentially walking a different property.
Further north, the Rome Collective build at Rome Avenue and A Street added Lumbre in mid-July from the Rocca and Streetlight Taco team, with V Modern Italian and a sushi concept called Kingfish following through the summer, plus Handel's Ice Cream, The NOW Massage, and a few wellness tenants. The corner is roughly six-tenths of a mile from Village Circle, which puts it inside a walking radius from most NSB blocks north of Bristol.
The point is not that any single arrival is meaningful on its own. It is that the corridor from your front door up through Village Circle to Rome Avenue now reads as one continuous strip of walkable amenities rather than two disconnected pockets with a gap in the middle.
One Date To Hold
The Hyde Park Art Festival returns Saturday and Sunday, March 21 and 22, 2026, from 10 a.m. to 5 p.m. at Hyde Park Village. That is the one weekend a year when parking on the interior NSB streets gets genuinely difficult, and it is worth mentioning to any out-of-town family thinking about a spring visit.
The Pattern Worth Naming
Here is the thing to notice about all of this, if you strip out the individual openings. South Howard used to trade slowly. A bar would run for a decade, then the next bar would run for a decade. What happened in 2026 is different. Three long-tenured South Howard addresses turned over inside a single quarter, two of them into concepts from the same operator, and the retail identity of Hyde Park Village a few blocks north was overhauled in parallel. The strip is not just adding rooms. It is consolidating operators and repositioning upward at the same time.
